Pine Creek Apartments

To fulfill a high need for affordable housing within the tourism-dependent community of Wisconsin Dells, this project originated as two 16-unit modern apartment buildings, approximately 18,000-square-feet each. With long lead times for lumber and electrical gear, materials were ordered well in advance. However, in mid-May, the owner requested a third building, approximately 7,400-square-feet, consisting of four three-bedroom townhomes, each with a two-car attached garage to be completed by the end of the year. The schedule was reconfigured to prioritize the four-plex. With not enough time to order panelized walls, the project team started constructing the walls at the jobsite while the permits were processing. To achieve occupancy by December 31, the asphalt-binder course for all buildings had to be completed before winter conditions prohibited it. Constant coordination was required to meet the changing schedule due to labor shortages, COVID, and conflicts. The Holtz Builders, Inc. project team was able to complete the four-plex townhomes in 5.5 months and turn over two 16-unit apartment complexes in just two months later completing 41% of self-performed labor.
